  • A live/work hub for Borehamwood

Threefold have designed 9 new homes and 9,500sqft of flexible workspace in the form of small business office units, open plan co-working and café space and a maker mews of workshop studios in the heart of Borehamwood. 

This project is relevant to the current shift in work/life patterns and reflects the re-emergence of local ‘neighbourhoods’ and the growing desire of people wanting to work closer to their homes. The scheme is designed to create a vibrant live/work community for Boreham Wood, with 9 new homes and 9,500sqft of flexible workspace in the form of small business office units, open plan co-working and café space and a maker (space) mews of workshop studios at the rear of the site. 

Each of the 9 homes has a generous internal layout and is designed to be 10% larger than Housing Design Standards. All residents will be granted free membership to the flexible workspace on site, creating the opportunity to work ‘close to’ but not ‘In’ the home and to be part of a wider working community. Each apartment will also benefit from a combination of private balconies and a shared rooftop garden.

Threefold have sensitively designed a building which is informed by the historical context and local vernacular with modulated gabled roof forms folded around the prominent corner and enclosing a courtyard within the development. Careful consideration has been given to the form and massing to ensure that it sits harmoniously amongst the neighbouring buildings. Great emphasis has been placed on improving the public realm around the site, widening the pavement and improving and activating the street frontage.
